The checklist
- Supply pipe material: galvanized steel corrodes from the inside. Low hot-water flow and rusty water are clues.
- Drain material: cast iron cracks and scales; clay laterals invite roots.
- Sewer camera inspection: the single best-value test on an older home.
- Gas piping: old black iron, flexible connectors and venting of gas appliances.
- Water heater: age, venting, T&P discharge, pan and expansion tank.
- Pressure: above 80 psi needs a PRV.
- Remodel tie-ins: new bathrooms tied into original drains not sized for them.
Turning findings into a number
The point of the assessment is negotiation and planning: what needs doing now, what can wait and what it typically costs. A written, photo-backed report from an independent master plumber carries weight with sellers because we don't sell the repair.
