Austin Water Pressure: PRVs, Banging Pipes and Fixture Failures

Quick answerAustin's hilly terrain means some homes receive water above 80 psi, the level at which the plumbing code calls for a pressure-reducing valve (PRV). PRVs typically last around 7–12 years; when they fail, pressure climbs, causing banging pipes, running toilets, dripping faucets and early fixture and water heater failure. A $15 gauge on a hose bibb tells you where you stand.

Check your pressure in two minutes

Buy an inexpensive pressure gauge that threads onto a hose bibb. With no water running inside, open the bibb and read it. Between 40 and 80 psi is healthy; most homes run best around 55–65. Above 80 means you need a working PRV.

Signs your PRV is failing

  • Water hammer or banging when valves close
  • Toilets that refill on their own or run
  • Faucets that drip and supply lines that fail early
  • The water heater's T&P valve dripping or the expansion tank waterlogged
  • Pressure that creeps up overnight

Where we see it

Hillside neighborhoods west of MoPac, Lakeway, Bee Cave and parts of Stone Oak in San Antonio often sit low in their pressure zones. See our area pages for Lakeway and Bee Cave.

What replacement should cost

A PRV replacement is a common, moderate job; our Quote Checker includes a typical Central Texas range. The quote should include setting and documenting the outlet pressure and checking the expansion tank.

Plug your pressure into the Fixture Unit Calculator for a quick read, and read our earlier guide, Water pressure: when you need a PRV.
